Merdan Residence is an upcoming residential building by Evera Development in Dubai Sports City, a master community known for its golf course, sports academies and growing rental demand. Pre-launch guidance indicates average prices of about AED 1,700 per sq ft for studios, AED 1,550 for one-bedroom, AED 1,450 for two-bedroom and AED 1,300 for three-bedroom units, with exact prices on request until launch. Payment plans vary by unit type: 50/50 for studios, 40/60 for one-bedroom and 30/70 for two- and three-bedroom apartments (during construction / on completion), with handover expected in Q2 2029. Motor City and JVC are 5–10 minutes away, Mall of the Emirates 10–15 minutes and Downtown Dubai 15–20 minutes.
