Can I still invest at €250,000? +
Yes, but only for two specific property types: (1) commercial or industrial buildings unused for at least 5 years being fully converted to residential use with change-of-use approved before visa application, or (2) listed heritage buildings undergoing full restoration. Standard ready-to-move-in properties no longer qualify at this threshold.
Can I combine multiple properties to reach the threshold? +
No. Since the 2024 rule changes, you must purchase a single property that individually meets the minimum investment threshold for its zone. Combining multiple smaller properties no longer qualifies.
Do I need to live in Greece to keep my Golden Visa? +
No. There is no minimum stay requirement to renew your Golden Visa. You simply need to maintain your qualifying investment and submit your renewal application before expiry.
Can I rent out my Golden Visa property? +
Long-term rentals are permitted with yields over €11/m² in Athens. However, short-term rentals (Airbnb-style) are not permitted on Golden Visa properties since the 2024 changes.
Can I sell the property after getting the visa? +
You may sell the original property, but you must immediately reinvest in another qualifying asset to maintain your residence status. Selling without reinvesting means your permit will not be renewable.
How do I qualify for Greek citizenship? +
After 7 consecutive years of legal residence with a minimum of 183 days per year in Greece, you may apply for citizenship via naturalization. Requirements include passing a Greek language exam at B1 level and an integration examination covering Greek history and culture.
Is the program available to UAE residents and GCC nationals? +
Yes. The Greece Golden Visa is open to all non-EU nationals, including UAE residents, Emirati, Saudi, Qatari, Kuwaiti, and other GCC passport holders. Greece has a double tax treaty with the UAE.
